SBA Loan Types Compared
SBA 7(a): The most common SBA loan. Used for working capital, equipment, inventory, or business acquisition. Max $5M, up to 10 years (25 years for real estate). Variable rate tied to prime rate.
SBA 504: Used for major fixed assets — real estate and heavy equipment. Lower down payment (10%), fixed rate on the CDC portion, max $5.5M. Requires a conventional lender (50%) + CDC (40%) + borrower down payment (10%).
SBA Microloan: Up to $50,000, up to 6-year term. Administered through nonprofit lenders. Rates typically 8%–13%.
SBA Guarantee Fee (2026)
The SBA charges lenders a guarantee fee based on the guaranteed portion of the loan (typically 75–85% of the loan amount):
- Loans ≤$150,000: 0%
- $150,001–$700,000: 2% of guaranteed portion
- $700,001–$5,000,000: 3% of guaranteed portion
This fee is usually rolled into the loan. Lenders pass it to borrowers.
